Blank Rome LLP is pleased to announce that Dimitrios (“Dimitri”) G. Angelakos, James P. DiLeo, and Ryan H. Fateh have joined the firm’s Real Estate group. Dimitri joins as an of counsel in the Philadelphia office, and James and Ryan join as associates in the New York and Los Angeles offices, respectively. Their arrival further strengthens the firm’s Real Estate practice, which has now welcomed 12 attorneys so far in 2026, including seven partners, one of counsel, and four associates.
Dimitri advises clients throughout the transaction lifecycle, from deal structuring and due diligence through closing. He provides end-to-end representation across a wide range of asset classes, including industrial, retail, office, multifamily, and life sciences projects. Dimitri represents institutional investors, private equity sponsors, developers, landlords, and tenants in sophisticated real estate matters, including acquisitions, dispositions, developments, financing transactions, commercial leases, and renewable energy transactions.
Dimitri joins Blank Rome from Ballard Spahr LLP and is admitted to practice in Pennsylvania and Illinois. He earned his J.D. from Northwestern University School of Law and his B.S. from Millikin University. Dimitri is a member of NAIOP’s Philadelphia Chapter and the Hellenic University Club. Before law school, he co-founded a private English-language educational institution in Athens, Greece.
James focuses his practice on commercial real estate and corporate transactions, with particular emphasis on complex commercial leasing. He advises multinational and global luxury brands, consumer retail brands, owners, developers, and tenants, including Fortune 500 companies, in negotiating and drafting sophisticated retail, office, ground, and restaurant leases, as well as purchase and sale agreements, licensing and wholesale agreements, financing documents, and general corporate contracts.
James is licensed to practice in New York and joins Blank Rome from Pryor Cashman. He received his J.D., cum laude, from Brooklyn Law School, and his B.S., summa cum laude, from St. John’s University. James previously served as a Military Police Officer with the 333rd Military Police Brigade.
Ryan represents clients in hospitality, mixed-use, and commercial real estate matters, including acquisitions, dispositions, financings, development, diligence, deal structuring, and closings. He negotiates hotel management, franchise, branding, operating, and joint venture agreements, and advises on environmental, title, survey, entitlement, and land-use issues.
Ryan joins Blank Rome from Elkins Kalt Weintraub Reuben Gartside LLP and is admitted to practice in California and New York. He earned his J.D. from Vanderbilt University Law School, his M.S. from Columbia University, and his B.A., cum laude, from Columbia University. While pursuing his master’s degree, he completed a real estate and development placement with a boutique hospitality developer and worked as an associate at a real estate investment firm.
