About Molly K. O’Neil
Molly K. O’Neil advises clients on a broad range of environmental, regulatory, and risk management matters across transactional and compliance contexts.
Molly’s practice focuses on environmental issues arising in real estate and corporate transactions, including environmental due diligence, allocation of environmental risks and liabilities, and compliance with federal and state regulatory regimes. She has experience counseling clients on matters involving CERCLA and other environmental statutes and regularly assists with the negotiation and drafting of agreements related to environmental insurance and third-party environmental consultants.
In addition to transactional environmental work, Molly has supported clients in navigating complex chemical regulatory frameworks, including compliance strategies involving FIFRA, TSCA, California Proposition 65, and the EU’s REACH regulations. Her background also includes experience assessing legacy contamination, remediation obligations, and disclosure considerations in connection with property acquisitions and corporate deals.
Prior to joining the firm, Molly practiced environmental law at large international and regional law firms, where she advised clients on environmental risk management and supported transactional negotiations in real estate, corporate, and products liability matters.
Molly also served as a judicial fellow to the Honorable Mark A. Kearney and a judicial intern to the Honorable Elizabeth T. Hey at the United States District Court for the Eastern District of Pennsylvania.
While in law school, Molly served as a law clerk at an international law firm, the symposium editor for the Villanova Environmental Law Journal, and the president of the Environmental and Energy Law Society.
Outside the Firm
Molly enjoys cooking, working on house projects with her husband on their Philadelphia rowhome, and traveling.
